The Nightingale Redevelopment transformed an underutilized urban parking lot into a vibrant mixed-use building with residential units, commercial space, and integrated green infrastructure. A key component of the project’s stormwater strategy is a series of street tree filters designed to treat roof runoff from the building. Uniquely, the filters are located within the public right-of-way and receive roof runoff only, which reduces sediment loading and long-term maintenance concerns. This approach also allowed the design team to create a wider pedestrian sidewalk while protecting adjacent hardscape.
In addition to improving water quality and reducing peak flows, the system provides sufficient soil volume to support healthy street trees, enhancing the urban canopy and streetscape while demonstrating how compact green infrastructure can effectively manage stormwater in dense urban redevelopment.
